Far too many times I have seen buyers purchase property without learning the market, or without obtaining good financial advise. Later these buyers question their buying decision. I want you to feel confident about your real estate purchasing decisions.

STORY A: A buyer, with great income and cheap rent decided to rent for another year rather than buying. During the next year the market increased over 15%. The following year the buyer ended up paying about $14,000 more for a home. The buyer had one year of cheap rent but now pays $100 more a month in mortgage payments.

STORY B: A first time buyer decided they wanted to buy. They talked with a lender and found out they could obtain financing through an adjustable interest rate mortgage. They quickly found a nice place in a not so hot neighborhood and bought the property. The buyers ended up with a payment higher than current rent and they sold at a loss a short time later to avoid the increase in the interest rate and the declining market values in their area.

How I Work: (Signed Buyer's Agency Contract)

First: We need to determine your ability to buy through meeting with a lender. Usually, within 24 hours, sometimes less, the lender will know the price you can qualify for and at what terms. This information is very important for me to know when negotiatating in your behalf.

EXAMPLE: If I know that you do not have enough money to pay for all the closing costs, I can negotiate with the seller and perhaps convince the seller to pay the closing costs.

Second: Together we will meet at my office and determine what you are looking for in a property and your future real estate plans. After determining the objectives of the meeting we will look at the Multiple Listing Service(MLS). The MLS is the place where REALTORS post the properties they have for sale and offer a Buyer's Agent a commission for selling it for them. We will begin by searching all the properties on the MLS database and selectively narrow down the search by determining the most important features you want in a home.

EXAMPLE: Price, Bedrooms, Baths, Sqft, Lot Size, Garage, etc. From the MLS database our list should decrease to about 30 properties maybe less.

Third: We take the property listings and drive by the properties for sale, looking at the outside of the property and the neighborhood. (If the listing agent has a virtual tour, we will view the tour.) Usually after a drive by the home and seeing the neighborhood our list of 30 has been narrowed down to 4-5 homes.

Fourth: At this point I will call the listing agent and determine if the property is still for sale and schedule an appointment to see the inside.

Fifth: Together we will discuss how each of these homes meets your criteria and decide on one that you would like to buy.

Sixth: To this point, our discussions about the listings and the neighborhoods we will have seen will be from my knowledge of things in the past. Now, I will spend time (maybe 3-4 hours) researching the particulars of this property. I will research similiar property for sale, pending sales, recent sales and check county records and other sources for information that can help us determine the current market value of that property. Some other agent may think that the time I spend researching is worthless because the buyer is ready willing and able to buy, but I want you to know that I often learn things that help in negotiations that can save you money. A $1,500 reduction in price may not seem like much, but $1,500 mortgaged over 30 years equals nearly $4,000 of your money.

Seventh: Now we write an offer and present the offer to the seller.

Eighth: At this point, my attention will be on getting the offer accepted in your behalf and working through any issues that may be brought up. If all goes well we will have an accepted offer.

Ninth: After getting the offer accepted, We will work together on what will need to happen next: When will the appraisal be done, Home inspections, Seller repairs, Disclosures, CC&R's, Zoning, ETC.

Tenth: Assuming we are able to get through all the inspections, financing issues, disclosures...etc. I will be with you at the closing to double check and see that all the documents are correct and that you are not being overcharged for items on the closing statement. At times, I have found and fixed mistakes on the closing statements that have saved my clients hundreds of dollars.

Eleventh: Congratulations, You now are a proud homeowner.
